Can you sell your own home?
Legally, yes.
Practically speaking, maybe not.
Selling your home is not like selling
a used car. There are a lot more disclosures, forms, and
conditions that must be met to successfully sell and close the
deal. It can be somewhat complicated, even for agents who sell
homes full time. You may think you will save money by paying
less in commission, but FSBOs typically net up to 20% less for their
home than properties listed with a broker, according to the National
Association of Realtors.
Before you decide, ask yourself some
questions:
Can I objectively &
accurately price my home based on other sales and
condition?
Will I be able to open my house
throughout the week when buyers are looking?
Do I have the marketing and
photography experience to promote my property?
How will I inform the thousands of
agents in the area about my
home?
Do I know what to look for when (if?)
I receive a
contract?
What steps should I take after
accepting a contract to make sure the sale closes?
What disclosures should I make to
follow the law and minimize future problems?
Am I willing and able to wait if
it takes longer to sell my
home?
Why do the vast majority of successful
home sales go through brokers?
