Buying a home can be an
emotional experience, especially for first time buyers. I will
work with you to make the process go smoothly and minimize
stress.
I recommend the following
process:
First we will meet and discuss the type
of home, price range, and neighborhoods that will be best for
you. We can look at properties online so you have an idea what
is available.
I strongly recommend you meet with a
lender to help you determine what price you are comfortable with and
to do a personal budget. Lenders often approve buyers for more
money than a realistic budget will allow. I can supply you
with names and numbers of lenders that my clients have used and
been happy with.
After our initial meeting, I will be able
to set up an automated search in the Multiple Listing Service that
will email you all listings as soon as they hit the market.
You can check your email as often as you like to see new
listings.
Next, we will go tour some
properties. My approach is different than most agents- I like
to point out the positive features of each home, but also give my
buyers a heads-up regarding the condition of the home and
systems. You will get a professional inspection after writing
a contract, but I like for my buyers to see everything I see prior
to making an offer.
When you find a home you are interested
in, I will run a CMA (comparative market analysis) to help us
evaluate the asking price. We will formulate an offer
including all terms and conditions necessary and negotiate with the
sellers until we reach agreement.
After you are under contract, there are
specific deadlines for inspections, loan approval, etc. that must be
met. I will give you a written checklist which includes dates
and times and other information you will need. I will be with
you every step of the way and you can call or email me with
questions as often as you would like- my goal is to make you
completely comfortable with the process and happy with your new
home!
