When you have a property to sell, remember the 4 Ps!

Preparation:  If your home does not show as well as it can to buyers you will have a hard time selling or get less than you could for it. Unless you are selling a distressed property at a discounted price, the home should be clean and neat with no obvious repairs required. If possible the home should be staged- this can be with your furniture or the stager's.

I can tell you it makes a huge difference and almost always delivers a positive payback.

I will give you a frank and honest plan of what your home needs and help you achieve the best appearance. Since I also work with buyers I know what they are looking for.

Pricing: Critical to get showings. Even in a seller's market you have to set a price that gets qualified buyer traffic-that makes it much more likely you get your asking price (or more!)

Planning: For each home I list I have a written plan which includes the prep work including any repairs that need to be done. Sometimes the time of year requires a home to get on the market fast, sometimes we have more time. Marketing and open houses will be part of the plan as well as your timeline for your move.

Promotion: The most important part of promotion is producing a superior listing in the MLS. These photos and descriptions will flow to virtually every website that buyers will be using- there is no extra charge for this.  I spend a lot of time to make sure I have the best possible photos before I load them on the MLS. Descriptions need to highlight the right features and benefits that will make buyers want to look at your home instead of others. With my Journalism and advertising background I know how to do this.

Once I enter your home into the MLS it flows immediately to hundreds of other sites, including Zillow, Trulia, Realtor.com, bhhsall.com (our company website)and the websites of almost all of the local brokers. We have an "agents only" social media site for coming soon properties.

I also use social media, print ads, postcards, flyers, and special sign riders that allow buyers viewing your home to send a text and get all of the info and photos of your home on their smartphone immediately.
